Metal, shingle, or repair.
Not every roof needs to be replaced, and not every replacement should be metal. Here is how the options compare so you can spend the money where it does the most good.
Higher up-front cost, far longer service life. Sheds snow well, resists hail better than most shingles, and routinely lasts decades with minimal maintenance. The default choice for shops, barns, and anyone who does not want to think about the roof again.
Lower up-front cost and the right fit for many homes, especially in covenant-restricted neighborhoods or complex rooflines. Impact-resistant lines hold up better to hail and can reduce insurance premiums. Expect a shorter replacement cycle than metal.
If the deck is sound and the damage is localized, a repair is often the honest answer. We will tell you when that is the case. When a roof is at the end of its life or has widespread storm damage, replacing it costs less than repairing it twice.
